Earlier we used to park our cars freely on the road but now everything is paid and you have to do proper Discovery Gardens Parking Registration otherwise you will have to pay very heavy fines.
I am writing this because many of my friends and neighbors are very confused about this new system. They don’t know how to register, what documents are required, and how much money they have to pay. So I am explaining everything in simple language so that even a layman like me can easily understand it. This is not an official guide but I have done very good research from Gulf News, Khaleej Times, and The National newspaper so the information is correct and latest.
Discovery Gardens Parking Registration
Discovery Gardens is one of the most popular residential zones in Dubai, especially for middle-class families and Indian expats because the rent is very affordable compared to other zones. But the biggest problem was always parking. There is no parking space in many buildings, and people were parking their cars on the roads, footpaths, and anywhere they get space.

This was causing many traffic problems and fights among the residents. Therefore, Dubai Holding Community Management has brought this new paid parking system through a company named Parkonic. Now, if you want to park your car on the road, you have to complete the Discovery Gardens Parking Registration, otherwise, you have to pay visitor fees, which is very costly.

Parking Fee Structure
Now, let me tell you about the money part because this is what everyone is worried about. The Discovery Gardens Parking Registration provides you with one free permit per apartment but only if your building does not have parking space. If you have more than one car or if you want additional parking space, then you have to pay.
The charges are as follows:-
- First Car: Free parking permit (one permit per residential unit) – but only if your building does not have parking
- Second Car (Normal Car): Dh945 per month or Dh2,625 per quarter (you pay Dh210 less if you pay quarterly)
- Second Car (Electric Car): Dh500 per month or Dh1,350 per quarter (VAT inclusive)
- Visitor Parking: Dh4 per hour between 8am and 5pm, and Dh6 per hour between 5pm and midnight
- Night Parking: Free between midnight and 8am
Most people are complaining that Dh945 per month is too costly for a second car. I also think that this is too costly because this is almost equal to parking in JLT or Dubai Marina, which is a more upmarket area. But the company is justifying that this is required to prevent people from parking extra cars and to provide parking space for all. In Ramadan, the peak hours will be from 3pm to 12am instead of 5pm.

The Parking Problems in Discovery Gardens
But before this new parking system, Discovery Gardens had a huge parking problem. I have been living in Discovery Gardens for the last 3 years, and I know how difficult it was. Let me tell you what were the major problems:
- No Parking for Residents: Many people from other areas like Jebel Ali, JLT, and even people working in Ibn Battuta Mall used to park their cars here for free and then used to take the Metro from Discovery Gardens. This means that the residents were not getting any parking space.
- Illegal Parking: People used to park their cars on the curbs, on the grass, and even in a way that they were blocking other cars. Many of my friends used to receive fines of Dh500 for parking in the wrong places because they had no other option.
- Long-term Storage: Some people used to park their old cars or unused cars on the street for months, which used to occupy valuable parking space.
- Sharing Accommodation: In some buildings, 10-15 people are living in one apartment and each one has car, so the parking was full always.
- Traffic Jam: Due to wrong parking, the roads are becoming narrow and ambulance or fire brigade cannot pass easily.
That’s why the Discovery Gardens Parking Registration system has come. Now only registered residents can park for free (one car) and others have to pay. This has actually freed up many spaces because outsiders are not parking here anymore.
Discovery Gardens Parking Permit
Discovery Gardens Parking Registration is not a difficult task but you have to follow the steps carefully. Here is how you can do it:
- First, you have to visit the Parkonic tenant registration portal on their website
- Upload your documents (I will tell you below what documents are needed)
- Wait for verification – this is important because approval is not instant, they will check your documents
- Once approved, you will receive an authorized PIN via email from Parkonic
- Download the PARKONIC+ App on your mobile.
- For Apple User app:- Download
- For Android User app:- Download
- Register your vehicle in the app under “My Vehicles”
- Go to Settings and click “Register as Tenant” and enter your PIN
Important: This must be activated at least 5 minutes before entering the parking area, or you will be charged as a visitor
For paid subscription of second car, you can do it directly through the PARKONIC+ app in the Membership section.
Documents Required for Registration
You cannot proceed with Discovery Gardens Parking Registration without the necessary documents. Ensure that you have the following documents ready:
- Title Deed (if you are the owner) OR
- Ejari (tenant agreement) OR
- Lease Agreement (rental agreement)
- Your Emirates ID information
- Vehicle registration and license plate information
- Your mobile number and email address
- Unit information (apartment number, building name, cluster name)
All the above documents need to be uploaded to the tenant portal. If your documents are not clear or if there are any discrepancies, they will not accept your application, so double check everything before uploading.
Eligibility Criteria
Not all people are eligible for the free permit. There are some criteria for Discovery Gardens Parking Registration:
- Only residential units are eligible. If you have a commercial shop or office, you are not eligible for a resident permit
- You will get only one free permit per apartment (studio, 1BHK, 2BHK all same)
- This is only for buildings without dedicated parking. If your building has basement parking, you are not eligible for a free street permit
- The permit is unit-specific, not person-specific. So if you move out, the permit will remain with the apartment
- You must be the registered tenant or owner – sub-tenants may have problems if your name is not on Ejari
- The permit will be valid only during your active tenancy period. If your rent contract expires, your parking permit will also become invalid

Discovery Gardens Parking Zones
Discovery Gardens is divided into various clusters and each cluster has a different situation. The Discovery Gardens Parking Registration includes all on-street parking in the community. Some key points about parking zones:
- There is no allocated parking space for anyone. Even with a permit, it is first come first serve basis
- The parking system is ticketless, utilizing AI and number plate recognition technology
- Your car number plate is your digital ticket
- The system operates 7 days a week, including public holidays
- Default payment for visitors is via auto-debit from Salik account
- If you do not have a Salik account, payment can be made via SMS to 6670 or via QR code on sign boards
- The Zen Cluster (Pink Buildings) is facing a special situation due to the fact that some apartments have basement parking and some do not, and hence many studio residents are not eligible for free permits
Advantages of the New System
- In fact, there are some advantages too if you notice carefully:
- More Space Available: Now you can easily locate a parking space because outsiders are not coming
- No More Fights: There will be fewer fights between neighbors over parking spaces
- Safety Increased: Ambulances can easily pass through now
- One Car Free: At least one car is free for every family which is fair
- Electric Vehicle Discount: If you have EV, you pay almost half price for second car
Warning About Scams
One important thing – Parkonic has warned residents to not buy parking from social media or unofficial sellers. Some people is posting on Facebook groups that they are renting their parking space for Dh300-400 per month. This is illegal and Parkonic has said that such arrangement is not valid. You must do Discovery Gardens Parking Registration only through official app. If you pay money to someone on Facebook, you will still get charged as visitor and you may lose your money also.
