What is Ejari and Why It is Mandatory?

Before proceeding to the WhatsApp process, let me tell you a little bit about Ejari for those who don’t know. Ejari is an online platform where all rental agreements in Dubai have to be registered. It is mandatory by law since 2007. Without Ejari, you won’t be able to do many important things such as:

• Opening a DEWA (electricity and water) connection
• Applying for residence visa or family sponsorship
• Solving any dispute with landlord in court
• Getting internet and phone connection

For Individual Tenants

• Signed Tenancy Contract: Original signed copy of the contract between you and your landlord. All pages should be clear.
• Emirates ID: Clear copy of the front and back sides of your Emirates ID card. Make sure it is not expired.
• Passport Copy: Copy of your passport bio page (the page with your photo and details).
• Visa Page: Copy of your valid UAE residence visa page in passport.

Eligibility Criteria for Ejari Registration on WhatsApp

Who Can Register:

Tenant: The name mentioned in your tenancy contract can register directly.

Landlord: The property owner can also register their tenant’s Ejari.

Property Management Companies: If your property is managed by a company, they can register your property.

Authorized Representatives: If you have a Power of Attorney, you can register your property through them.

Property Requirements

• Your property should only be in Dubai.
• Your property should not be managed by certain real estate companies, as they have their own access to register property through Ejari. In such a case, you will have to go through them.
• Individual property owners should also be registered in DLD’s system with updated information.

Who Cannot Use WhatsApp Method

• If your landlord is a company and they have their own system to manage their properties, in such a case, you will have to go through Dubai REST app.
• Some of your properties might also be very old, in such a case, you will have to visit the trustee center.

How to Register Ejari on WhatsApp – Step by Step Process

Now I will explain to you the actual process of how to do it. It is very simple; just follow these steps:

• Step 1: Save the AQARI WhatsApp number. You can find it on official AQARI website: aqari.injazrt.ae or Dubai Land Department website. The WhatsApp number is: +971 600 527274 (this is Aqari number).
• Step 2: Open WhatsApp and send a message saying “Ejari” to this number.
• Step 3: Chatbot will immediately respond to your message with options to select from. Select the option for Ejari registration.
• Step 4: Chatbot will ask you to send documents one by one. Send clear photos or PDFs of:
• Tenancy contract
• Your Emirates ID
• Your Passport and Visa
• Landlord’s ID and Title Deed
• Step 5: Enter the details when the chatbot asks – like property address, rent amount, contract start and end date, etc.
• Step 6: Once you have submitted all the documents, you will get a payment link on WhatsApp. Click on the link and pay the charges using your card. The standard government fee is AED 120 (including knowledge and innovation fees).
• Step 7: Wait for the confirmation. Within 24-48 hours, you will get your Ejari certificate on WhatsApp or email.
• Step 8: Download and save your Ejari certificate. It will have a unique Ejari number and barcode which you require for DEWA connection and other services.
